The role of a property agent is understood in different ways in this market. Developers have recently come into the market more actively. All these years it was property agents who were looking after the leasing of Landlords properties. From the point of view of the landlord, their role is of great importance as they bring rent income to him. From a clients point of view he does not mind paying commissions for the first year of his lease if the agent has helped him find the right property. Then where do things go wrong and why do people in the market think that it is the agents who are either responsible for increase in the rents or sometimes try to avoid paying commissions?
An agents job, really speaking, is to understand clients requirements and find the most suitable property for him. But where does this job end? Once the lease is generated and the cheques paid by the client, he is handed over the keys of his property. Is it agents job to make sure that his client is moving to a property which is clean and all required maintenance work have been carried out, the answer of course is "yes".
Now comes the stage that electricity and water and telephone connections are required. Well, the agents job is not to go to the concerned departments to get these connections done for the client but "yes" - definitely provide him with the required information so that these jobs can be completed smoothly. Of course, it is upto the agency how much service they want to provide to the client and they might decide to do the jobs on clients behalf but it is not their obligation to do so.
Before the client starts living in the property, it is vital to provide him with all the contact names and number of either a company or Landlord's office who will look after running of maintenance problems, if any. If the Landlord has not looked after the tenant in a courteous manner, again the blame comes to the property agent.
Its time we all appreciate and realize the work of professional agencies and agents role clearly realizing Landlords responsibility and clients own obligations.
